The Challenge

To design, permit and build a select service franchise hotel on a previously developed site during the economic crisis. Managing entitlements and risk were the greatest challenges in developing this market-leading hotel.

Entitlements

Olympia worked with the City of Nashua to obtain the necessary zoning changes to make the hotel use permissible and viable. Traffic flow was of a particular concern to the City and Olympia worked with the planning staff to devise a traffic plan that would meet the needs of the hotel and the local community.

Construction

The design build approach to this project served to control construction costs and insulate Olympia from the effects of pricing fluctuations and subcontractor availability during construction.

 

Design

Olympia worked with Opechee Construction to develop the hotel using a design build methodology. This approach served to mitigate risk at a time when the local and national economy was in turmoil by locking in construction costs early in the design process. Olympia enhanced the public area finishes above the Hampton prototype and worked with the Nashua Historical society to create custom artwork for the guestrooms. This artwork package referenced the people, buildings and machinery of the textile industry that was central to the historic development of Nashua as a commercial center.

Purchasing

Olympia managed the specification, procurement and installation process for all FF&E and Owner Direct purchases. When the fabric for the window treatments was delayed by 6 months just before opening, Olympia worked with its partners in the commercial fabric industry to supply alternates to the hotel in time for opening.

The exterior design of the building references the architecture of a classic New England Inn, using a clapboard finish and sloping roofs grounded with stone cladding at the first floor.

Opened in 2009, Hampton Inn Nashua was designed to fill a gap in the marketplace for corporate transient and local leisure travelers looking a fresh hotel with value-added amenities. The hotel is a great example of the right product on the right site with the right brand positioning.

 

Achieving that Potential

With proactive sponsorships, social media marketing, ad placement and community partnerships, the hotel Sales strategy has been able to generate strong weekend occupancies to complement a largely corporate demand base. Hampton Inn Nashua has achieved 8 consecutive Outstanding inspection ratings through Hilton’s Quality Assurance process.
