To design, permit and build a signature upscale select service hotel on a prime real estate lot in the heart of Portland’s Old Port district. This required sensitivity to the local historic architectural context along with compliance with Hilton’s strict franchise brand standards.

Olympia created an iconic building that anchored the most popular entry into Portland’s Old Port district and provided dramatic vistas over Portland’s working waterfront.
The first franchise hotel in downtown Portland, Olympia needed to create an iconic building that exceeded the brand standards both inside and out. The hotel’s titanium skin harkens back to the metal shed buildings that once populated the historic waterfront. With external illuminated provided by cutting-edge color-changing LED’s, the Hilton Garden Inn Portland combines modern construction technology with luxurious, transitional interior finishes – a unique design combination that earned the hotel “Deal of the Year” from Hilton.
From 2011 to 2013, Olympia embarked on an ambitious renovation of the interior finishes of the hotel in both the public areas and guestrooms, minimizing revenue disruption and repositioning the hotel in the increasingly competitive local marketplace.
Olympia managed the specification, procurement and installation process for all FF&E and Owner Direct purchases for the original construction and the renovation.

This hotel is frequently recognized by Hilton Garden Inn as a leader within the brand. Since winning Deal of the Year in 2003, HGI Portland Downtown Waterfront has also been honored with Best Community Service Project (2008), Director of Sales of the Year (2008), Regional GM of the Year (2011) and Regional DOS of the Year (2012).
Since opening, HGI Portland Downtown Waterfront has not relinquished the top spot in the market in REVPAR despite constant additions to supply.
Working effectively within the brand program, Olympia has found ways to extend the value proposition to drive average rate and service performance. The hotel integrates a valet parking model with gourmet breakfast options, upgraded millwork finishes, design enhancements, and concierge training at the desk to exceed expectations.
