Approachable Luxury

Inn by the Sea was designed as a four season coastal destination, with approachable luxury as the design ethos.

 

Development was started in 2007/2008 as a multi-year, multi-phase project. The Olympia Company's efforts on this project focused on the repositioning of a successful but tired traditional resort hotel into a world class, award-winning resort hotel, focused on sustainability.

Challenges

Significant entitlement hurdles were encountered when working with community and town to continue to protect shoreland & wetland areas, while maximizing revenue potential for the hotel.

While it would have been easier to raze the building, the Team instead elected to retain authenticity of the coastal architecture that lent Inn by the Sea its unique charm, while modernizing and updating every aspect of the interior.

Development

An aggressive schedule was set in place for commencement in October and completion in June that included much winter work. Space was expanded from 37,610 to 51,465 square feet, an increase of nearly 15,000 at a cost of $13 million. The addition was made to match existing architecture.

 

The project was completed on time and on budget.

A Coastal Success

Olympia's operations and marketing expertise turned a failing 43-room hotel into a luxury destination inn with 61 spacious guestrooms and suites on the Maine coast. Since coming on board in 1993, this non-franchised destination has been awarded the AAA 4-Diamond rating every year and consistently ranks as one of the most financially successful inns in Maine.

 

Since beginning a multi-million dollar phased renovation in 2008, Inn by the Sea has been recognized by leading travel publications in the world, including Conde Nast, Travel + Leisure, Food + Wine, Wine Spectator and others for its luxurious accommodations and authenticity as a Maine destination.

 

Inn by the Sea's success stems, in part, from embracing its sense of place as a destination on the Coast of Maine. Creating a fully integrated marketing and operating approach allows the inn to showcase its features with creative packaging and a tailored service approach. From madras uniforms to yoga on the lawn at sunrise, guests at Inn by the Sea are reminded to take time to relax and enjoy the beauty of the natural environment while enjoying all of the comforts of a luxury destination.

Being Green

As part of their business plan, Inn by the Sea has embraced practices that incorporate protecting the natural beauty of their surroundings with reinforcing the importance of the environment to employees and guests. As a result, this property becaome one of the first hotels in Maine to receive a Green Lodging Certificate from Maine's Department of Environmental Protection and was duly recognized by State Leadership with a Legislative Sentiment.

 

A sample of Inn by the Sea's ongoing green initiatives include:

 

  • 5 acres of indigenous gardens certified as a Wildlife Habitat
  • Recycling containers in all guest room and meeting spaces
  • Composting of all kitchen food waste in collaboration with a local farmer
  • Partnership with State of Maine to remove non-native invasive plant species and rehabilitate 2 acres of state land as natural habitat for the endangered New England Cottontail Rabbit
