The Alfond Inn Winter Park, FL

The Challenge

The Alfond Inn, located in historic Winter Park, Florida was commission by Rollins College, a leading liberal arts institution, with three objectives:

 

  • To create a luxury hotel that would reflect the College's values of excellence, innovation and community and to serve the needs of students and faculty
  • To create an amenity that met the needs of the entire community: a living room for both "town" and "gown"
  • To create a property positioned for success with net operating income committed to a permanent endowment for student scholarships

 

The design team met these goals by creating a unique boutique hotel of 107,676 sf, featuring 112 guest rooms, 8,000 sf of ballroom and meeting space, iconic conservatory and library, signature restaurant and bar, elevated pool deck, and fitness center, all framed within landscaped gardens that seamlessly connect the indoor and outdoor public spaces.

Design & Construction

From the outset, Olympia Development was integral in the selection process of the design and construction teams. Olympia worked directly with Rollins College to leverage our experience in hospitality design and construction and provide insight that allowed the college to make informed decisions on project team selections. Olympia was further responsible for managing all data and pricing analysis and for handling administration involved in reviewing and scoring teams through the selection process.

 

As the project scope evolved, Olympia lead the construction teams through multiple VE exercises to align project goals and budgets saving nearly 15% between the project high and final project cost.

 

Olympia hired a site manager to provide hands on project management overseeing daily activities of the general contractor. Olympia remained fully invested in project oversight with review of all change orders, attendance at weekly project meetings and in providing regular progress reports to ownership, ensuring collaborative work between design and construction teams and allowing for on-time and on-budget completion.

A Unique Opportunity

During construction the college had the unique opportunity to incorporate a world class contemporary art collection at the hotel and Olympia served as the primary liaison between the art procurement and installation team and design and construction teams to ensure optimal incorporation of art work program into the hotel.  This unique opportunity required full interior re-design on ground floor and management of many complex change orders.

A New Philanthropy

Since opening in August, 2o13, The Alfond Inn has redefined the concept of hotel philanthropy.  Owned by Rollins College, a leader in liberal arts education, The Alfond Inn was funded in part with a $12.5-million gift from The Harold Alfond Foundation.  It is the objective of the Foundation that the net operating income from the hotel is directed to a permanent scholarship endowment, The Alfond Scholars Fund, over the next 25 years or until the endowment principle reaches $50-million, which ever comes later.

 

After one year of operation, the hotel has far exceeded performance expectations, establishing itself as a RevPAR leader in the greater-Orlando upscale and luxury market, and will contribute nearly three times the anticipated amount into The Alfond Scholars Program.  The hotel's operating success has fully funded three academic scholarships for the 2014/2015 school year.

Culinary Delights

Olympia Hotel Management was a driver behind the concept and design of Hamilton's Kitchen & Bar.  Intended to reflect a true Central Florida culinary concept, Hamilton's Kitchen embraces locally sourced ingredients that embrace the rich agricultural history of Central Florida.  Executive Chef Marc Kusche has become a familiar face at Winter Park's weekly Farmers Market, where he meets with the more than 20 local suppliers and personally selects the best local produce, meat and citrus. Hamilton's Kitchen, with its warm and inviting dining room, alfresco courtyard seating and private dining room, has quickly become an integral part of the vibrant Winter Park dining scene.

 

Restaurant and banquet food & beverage revenues combine to generate more than 45% of total revenue at The Alfond Inn.

An Inn with Art

The Alfond Inn public space is a showcase for The Alfond Collection of Contemporary Art for Rollins College, a collection of more than 200 works of art purchased for the Cornell Fine Arts Museum at Rollins College. The evolving collection, conceived by alumni and benefactors, Ted and Barbara Alfond, as a "visual syllabus" for the college, includes a variety of mediums by established and emerging artists from around the world.

 

The hotel staff has embraced their roles as stewards of the collection through training, collateral and offering complimentary collection tours throughout the week.
